Digital Twins & 6D BIM

Buildings are transforming into becoming part of a Digitally Connected world through the adoption of Property Technologies (PropTech). IOT (Internet of Things) Technologies is accelerating the connectivity of assets and the need for a centralised solution to manage the data has become paramount for building operators. Sensors are gathering data at an enormous rate and this is ensuring that what used to be static disconnected asset is becoming part of a live digital eco system. The data streams will assist building owners to leverage such data in Artificial Intelligence (AI) and Machine Learning(ML) applications. The adoption of Property Technologies (PropTech) in buildings will enhance the asset and continue to maximise efficiencies while improving worker productivity and enhancing occupant comfort.

THE CONNECTED ENVIRONMENT

Digital Twins

With the introduction of Property Technologies (PropTech) in buildings and the connectedness of assets through the adoption of Internet of Things (IOT) will the data streams being generated need to be represented in a logical environment where the data can be utilised to leverage the benefits and to accelerate the decision making for building owners.

What is a Digital Twin?

DIGITAL FACILITIES MANAGEMENT AND 6D BIM

Both new and existing buildings can leverage digital facilities management through the Model based approach in BIM (Building Information Modelling) and Point Cloud solutions. The use of the model in a Common Data Environment (CDE) (Cloud Portal) through BIM Software and the integration with IOT Data being generated essentially brings the building and assets alive. The process provides for the most cutting edge in Facilities Management with the ability to hyperlink assets and to link all related asset data, whether static documents or live sensory data into a common model-based environment.

WHAT ARE THE BENEFITS OF BIM FACILITIES MANAGEMENT?

HOW TO DIGITISE YOUR FACILITY

New buildings or assets (this could be any fixed asset, including but not limited to commercial buildings & facilities, industrial plants, factories & warehouses), could be designed from a conceptual basis using BIM as a project deliverable. The process to prepare a building (in the case of existing buildings) to become part of a 6D BIM, Facilities Management System (Life Cycle System) is a three-step approach.

STEP 1: 3D SCAN EXISTING FACILITY & CREATE BIM MODEL

  • Use laser technology scan existing building
  • Populate a Point Cloud Model
  • Export Point Cloud into Revit Software and Model the Asset

STEP 2 : ORGANISE EXISTING DATA & DOCUMENTS

  • Scan existing contract drawing s as per latest, RFIs, mark-ups etc.
  • Reports from commissioning or equipment
  • Integrate the pre function checklist
  • Insert all completed punch list items
  • Insert all videos, pictures and tag them to integrate with documents in the cloud portal
  • Scan existing tickets or templates etc. if any
  • Maintenance contact
  • Risk Management Documents

  • Scan as built drawings and create a its hyperlink
  • Latest contract documents & RFI
  • Scan the most updated contract documents with RFIs covered and marked up
  • Submittals & O & M Manuals
  • Scan and tag all the O&M manuals with the submittal
  • Existing Part list
  • Scan the existing part list and tag it to the submittal
  • Warranty Certificates

STEP 3 : LINK ASSETS TO MODEL & DATA

  • QR Tag the location of the equipment on drawings to its submittal
  • Create QR Code for Each Submittal And Hyperlink To Cloud Portal
  • All Information in One Place With One Click
  • Integrate QR Code and Digital Data, establish the BIM model with as built data integrated through QR codes and hyperlinking of Facilities Management data

STEP 4 : DATA STORAGE, CDE

  • Digital Data Storage – Common Data Environment (CDE) (Cloud Portal Upload)
